To view a property you MUST bring a $50 CASH DEPOSIT to our office at 1388 Willamette Street and check out a key.

Monday - Friday between 8:30 a.m. - 3 p.m. You MUST return key by 5 p.m. Sunday keys are available, 1 p.m. 2 p.m.; (return key by 3 p.m.). $50 CASH deposit is returned to you, when key is returned to VIP by 5 p.m. M-F, & 3 p.m. Sunday.

Move-In Process

(All steps must be followed in order)

1. Prior to accepting an application for one of our rental properties, VIP requires that a prospective applicant or their representative must view the inside of the unit. Merely driving by or peeking through the windows is not sufficient. You may check out a key from the office between 8:30 a.m. and 3:00 p.m., Monday through Friday, or Sundays between 1:00 noon and 2:00 p.m. Keys are due back the same day by 5:00 p.m. weekdays and by 3:00 p.m. Sundays. This requires a $50.00 cash deposit, which is returned in full once the key is returned to the office. If keys are not returned when due, the deposit will be kept and the unit re-keyed that night.

2. After viewing the interior, you may then fill out and turn in an application. Applications must be filled out completely; no partially completed applications will be accepted. Each applicant must submit a separate application unless co-applicants have at least one full year shared rental history. Each applicant must submit their application in person in order to present their photo ID for identification verification purposes. No third party will be allowed to turn in an application for another person for any reason. The application-screening fee is $45.00 cash per adult, regardless of marital status or joint application. This fee is non-refundable.

3. The application process takes roughly 2-4 days. This time may be shorter or longer, depending on office workload or response times from applicants' former/current landlords or employers. All screening criteria must be met negative reports from any one reference will constitute denial of the application. The first item we check is credit history. Any items in collections that are not medical in nature will result in denial, unless you can show that you are disputing the charge or in a payment arrangement with the creditor. We then check (in order) rental history, employment history, and, if required, co-signer verification. VIP will make all reasonable efforts to contact listed references, but shall not be responsible if references do not return calls. It will then be the responsibility of the applicant to make follow-up calls to the reference.

4. Once approved, the move-in process takes an additional 1-2 days. We will notify you of your approval and it is your responsibility to bring in the security deposit in the form of a cashier's check or money order, by 5:00 p.m. the following business day. (If a co-signer is required, the applicant will at this time be given a co-signer agreement, which the co-signer must complete in the presence of a notary public and return to VIP.). It is then your responsibility to call all appropriate utility companies (EWEB, EPUD, SUB, NW Natural, etc.) and set up all applicable utilities in your own name. Write down your confirmation number(s) and bring them with you to your signing appointment, which is typically set for the next business day. This gives VIP time to draw up all necessary paperwork and have the locks changed on the rental unit prior to move in.

5. Possession of the property will be transferred to the new tenant after signing the rental agreement, and all other addendums. All documents must be signed and dated, and all terms agreed to. We do not "negotiate" the terms of our rental agreement. You will also at this time pay the prorated rent for the month of move in, and $75 for the cost of the lock-change. All money must be paid up front; no payment plans will be allowed. We will accept a personal check for these move-in costs. Once all of these steps are complete, you will receive keys to the rental unit and be allowed to move-in. Hooray!
